Question: How much do you charge?
Answer: Our charges are 3% or €5,000 whichever is the highest​, plus IVA.
Question: Why are charges more in Spain than the UK?
Answer: Simply because there are more costs and work involved than normally associated with selling a property in the UK.
Question: How long will it take to sell my property?
Answer: On average it could take up to 6 months but it could be sooner or longer depending on the time of year we first start marketing your property.
Question: I don't have all the paperwork, can you still sell my property?
Answer: No, but we can help you obtain all the necessary documents in order so that you can sell your property without problems.
Question: What will you need from me to sell my property?
Answer: We will need the following:
  • Signed contract giving us permission to sell your property
  • Copy of your escritura (title deeds)
  • Copy of your passport/NIE certificate
  • Details of your utilities, such as water, gas, electric
  • Details of your communities fees (if applicable)
  • Details of your solicitor
  • Set of keys or details of your key holder if you do not live at the property
Question: Which is better Sole Agent or Multi Agent?
Answer: It depends on your view point. Some people believe having more than one agent acting is better and some prefer the simplification offered by only using one agent to market their property. Multi agent can cause problems with different commission levels leading to different pricing, lots of for sale boards which doesn't look good and the need for several sets of keys. It can also mean no agent is willing to invest as much time or money in the marketing of the property.
Question: Do you only offer Sole Agency agreements?
Answer: No, we are happy to act on a Sole or Multi Agent basis. Either way by choosing us we would be actively marketing your property with other agents to increase the opportunities, but retaining the simplification of having only one agent to deal with and one set of keys.
Question: Does using Multi Agents to sell my property cost more?
Answer: Yes, as there will be more than one agent to pay. If we obtain an offer from a client from another agency we work with, we will always tell you what you will get after deduction of all commission before you accept or reject the offer.
Question: Do I have to have a for sale board?
Answer: No, you can choose to have one or not.
Question: Do you provide regular feedback
Answer: Yes, we will do our best to always advise you of any viewings and the let you know how the viewing went. We will also provide regular feedback regarding the property market in general and will make suggestions (if required) on changes needed.
